Pearland, Texas is a town in Waller County, Texas, United States. The population was 1,408 at the 2010 census. The area of Pearland is 21 square miles (51 km2). The first settlers in what is now Pearland were French Canadian immigrants who arrived in 1849 and founded the town on the banks of the Brazos River. By 1860, there were three churches and 131 residents. In 1865, pearls were being found near present-day Pearland and early settlers became interested in acquiring as much land as possible for farming purposes. A post office was established in 1870 and by 1881, there were 255 residents. In 1892–1893 the Brazos River flood destroyed most of cattle ranching around Pearland so new settlement began around an irrigation ditch that paralleled Farm to Market Road 805. In 1907 a bridge was built over the river which connected downtown with farmsteads on either side of it. That year also saw the opening of a general store and mercantile district on Main Street called "The Strip". Beginning in 1934 a series of housing developments called Hill Country Village started to be built east of IH 10 between Farm to Market Road 820 and FM 620 (now named State Highway 290). At first these developments were modest but later became more extensive with larger homes and more acreage for gardening, hunting or fishing than any previous pearling settlements had been able to offer. By 1960 about 3/4 of all households lived in Hill Country Village developments; by 1990 this proportion had increased to almost half (50%). In 2000 Hurricane Rita struck Waller County causing widespread destruction including damage to many hill country villages including those located east off IH 10 near FM 620 where many people still live today. This left many residents homeless as their homes went up in flames or simply flooded when waters receded leaving little dry land available for farming or development again until recent years when some small farmers have begun returning back into village life while others continue living outside during harsh weather conditions
