At that time there were no schools or water supplies within walking distance for the town's 4300 residents; only wells provided water to those living close to City Hall and service stations along Doheny Boulevard served those without access to piped water from Pasadena or other nearby towns. In 1916 Matson donated land north of Eustis Avenue which would become Nordhoff Park and later home to Miramar High School and then Newport Beach Harbor University before being sold to Pacific Coast HOA in 1984 for $1 million .
