In that decade, a husband-and-wife team based in nearby Newport Beach opened their first café, The Cafe on Waterfront Drive. The couple soon realized that they had something special on their hands and began to produce high quality coffee beans at their shop. The Coffee Bean & Tea Leaf Company was founded in 1948 by Harry Smith and his wife Betty. Betty was an experienced tea buyer and decided to start her own company to sell loose tea instead of the popular bags then available. She also started selling coffee beans from her home kitchen, which helped establish The Coffee Bean & Tea Leaf Company as one of the leading small batch coffee businesses in America. The Cafes on Waterfront Drive continued to provide a unique experience for customers until the early 1990s when they were forced to close due to economic downturns. However, the spirit of The Cafe remains strong today as a result of its community outreach programs and support from local businesses who continue to patronize the business.

The area now known as Costa Mesa was part of Rancho San Diego de Alcalá, which was founded in 1769 by Diego Rivera. In 1821, the Mexican government passed a law that divided California into three parts: Alta California, Baja California, and Central America. This led to the establishment of two towns in what is now Costa Mesa: Dona Ana (named after Queen Anastasia of Russia) and Santa Ana. The first people to live here were the Ohlone, who lived along the coast from present-day Newport Beach south to Seal Beach. They hunted and gathered food from the coastal lands around them. In 1822, Mission San Francisco de Asís was built on top of Mount Graham near modern-day Irvine; this became one of the main points of trade between missions and Native Americans. In 1835, negotiations for a boundary line between Mexico and United States began; it would be determined by an analysis of land grants given out in 1834. On November 10th, 1837, Governor Manuel Micheltorena issued a proclamation stating that all Creek Indians living within 1 mile of his jurisdiction must leave or face punishment from him or his officials. The order lasted until January 3rd 1840 when it was rescinded following protestations from local Indian leaders including Captain John Atherton.[1] On September 5th 1850 Childs & Copley published their map of California depicting what is now Costa Mesa as well as other areas north of Orange County on pages 203-205; this map marked the official beginning of development in what is today Costa Mesa specifically with quarries being opened at Lone Pine[2] (now Huntington Beach) in 1861 followed by Fillmore[3] (now Yorba Linda) in 1865.[4][5][6] As growth continued throughout these years new subdivisions were established such as North Shore Village,[7][8] East Coast Village,[9] Pacific Heights,[10], etc.; however none had quite the same name recognition or importance as Dona Ana/Santa Ana/San Jacinto which became known simply as “Costa Mesa” after 1870 when real estate interests began purchasing parcels here for use as their own town boundaries.[11][12][13][14] At its peak during World War II Costa Mesa had a population ranging from 509 to 1120 according to 1940 census data:[15]-an increase relative to any other city or county in Northern California at that time! Unfortunately due largely to air raids during World War II many homes were destroyed including most churches which left behind an extensive graveyard complete with early 20th century singe-tree trees still standing today![16]-almost 60% percent! Of course since then much has changed with only 8% remaining [17]. After World War II there wasn’t such strong demand for housing so many people chose not to move away but rather continue working various jobs outside home while raising children inside either through daycare facilities or independent schools like Crescent Valley School District No.#1 where I currently attend school! It wasn’t until 1970 when Californias first state university opened up campus here adjacent Highway #1 opposite elementary school called Claremont Graduate University resulting in even more students coming and voting! Although I am no longer attending college myself my family does still rely heavily on higher education opportunities so this provides me plentyof ways to stay informed about current events both locally AND statewide!!! You really can’t go wrong living here!!
