The opening of Interstate 5 in 1964 increased traffic congestion along Highway 90 which then defined much of southern El Segundo's commercial center until arterial highway construction began just north of downtown in 1978 resulting in limited commercial development within walking distance of I-5's exits including most notably Staples Center across Harbor Boulevard from where shopping malls sprang up throughout Southern California during this time period displacing older warehouses closer to Downtown LA/ Century City etc..
