The first permanent settler in La Mesa was José Bautista on September 14, 1847. The town began as a small rancho near what is now the intersection of avenues I and J. On July 26, 1850, the Mexican government granted Rancho San Marcos to José Bautista and his brother Pedro for 3,000 acres (1 km²). On November 1, 1850, the Bautistas sold their holdings to Lorenzo de la Riva for $2,500. In 1861 La Mesa became part of Alta California during the American Civil War when it sided with the United States over Mexico. In 1872 Don Francisco Lopez built a rancho at Whatcom Creek outside of La Mesa along what is now Urdaneta Street. He named it Los Angeles al Sur after his home state of Spain which he had recently visited there. The creek that borders present-day La Mesa Boulevard formed part of this property. In 1892 El Paso Land & Cattle Co., an early cottonseed company founded by Myron Easley and brothers Charles and Willis Eaton located at 9090 Nogales Road northeast of downtown Tucson opened an office in La Mesa where they processed cottonseed from local farmers until 1907 when they moved to Phoenixville, Pennsylvania to become one of the world's leading cottonseed producers
