TheIrvine brothers also began developing land around their shantytown with plans for homes, businesses, and schools; but these plans were never realized due to lack of money and construction materials available during that time period. In 1914, redwood trees were imported from Northern California for use in army training barracks at Fort MacArthur on Bolsa Blanca Island (now part of Huntington Park). Because redwood forests are rare near shorelines on both coasts, some believe that this may have been one of the earliest instances of coastal logging in history. A year later, Kempner & Co., developers who had purchased rights from the Irvine brothers to build housing developments along North Avenue adjacent to their shantytown development became interested in purchasing land adjacent to Fort MacArthur from the US War Department for military purposes only. As a result of this interest by Kempner & Co., local businessmen organizedeed themselves into committees to buy or lease parcels of land which would become known as "the block". After much discussion it was decided that North Avenue should form one long strip extending down toward Hermosa beach whereupon more subdivisions could be developed including Seaside Heights and Newport BEACH! This early development led directly to today's downtown area with its vibrant nightlife district characterized by high-end boutiques and restaurants clustered together along well-lighted streets lined with luxurious condominiums/hotels
