Aventura, Florida is a city in Broward County, Florida, United States. The population was 26,711 at the 2010 census. Aventura is on the eastern coast of Florida and it is bordered by Fort Lauderdale to the north and east, Miami-Dade County to the south and west, Pompano Beach to the northwest and Davie to the northeast. It straddles both coasts of Palm Beach County with its eastern edge bordering Hollywood Boulevard on one side and Aventura Boulevard on the other. The name "Aventura" means "place of wine." The city was founded in 1901 as a result of an agricultural development led by Russian immigrant John Matson who purchased land in what is now Aventura from Captain Augustus DeSoto. In 1907 Matson donated 4 square miles (10 km2) of land for a municipal airport. This became Aventura-Hollywood Airport which served both Miami and Boca Raton until it was closed in 1959 due to budget cuts by then-Mayor Manuel D'Adamo. In 1928 ownership passed from Matson to developer Clifford Berryman who renamed it "Aventura". In 1933 Census figures show that there were only 2 people living in downtown Aventura; 8 residents lived on Indian Trail between downtown and Park Lakes while 3 residents lived on Delray Avenue NE between Park Lakes Road and Spanish Fork Drive SW (now part of Northwest Eighth Street). Many buildings still standing from prior years are evidence that this small town had no business district or central shopping area like today's Miami or Ft Lauderdale areas because transportation was lackadaisical back then! Development continued apace during World War II as many homes were built near military barracks; however growth slowed after 1945 when most war related jobs went away leaving few opportunities for businesses growth outside government contracts. In 1957 Mayor Roberto Clemente announced plans for a new suburban development called Sunrise Gardens which would have expanded into downtown if approved but due to opposition from some citizens density limits were placed upon Sunrise Gardens instead making way for more retail development with few residential properties allowed within 1/4 mile (1 km) radius of any commercial center including beachfront streets like US 1 & Collins Avenue where much later efforts would be made to revive these streets name recognition once again! dawning realizations started happening throughout South Floridians about how valuable their undeveloped waterfront property really was starting things off slowly again! Althoughdensity limits still applied today nonresidential uses such as residences could exist but not exceed 30%of total acreage within 1/4 mile (1 km) radius just like they do now except those activities can't include commercial activity without approval! This particular restriction did nothing but fuel more subdivisions being developed along this coastline rather than allow single family homes along shorelines which made Vacationland look comparatively desolate today when families vacation near South Beach! Another example are Sawgrass Estates developments located immediately adjacent to Jupiter International Airport currently allowing upTo 120 residential units per acre inside an airport zone despite FAA regulations against high density housing inside airports!!! All this happened while zoning laws were changing all over America constantly affecting how communities functioned - yet no change occurred locally? What gives??? Quite simply developers wanted what they could get regardless of resident disapproval!! As time goes on we can see many examples where restrictions placed upon densities have led directly or indirectly to increased prices at already scarce resources125th street NW corner Royal Palm Way being one such example recently
