At the time it had an estimated population of 1,500 residents before growth accelerated due to new development along Coral Gables Boulevard from Northwest Seventh Street to Northwest Thirteenth Street adjacent to then-Marquette Place golf course which opened in 1961 followed quickly by activity on Boynton Beach Blvd., Northeast Third Avenue (now renamed Fourth Avenue), Southwest Eighth Street and newly annexed much larger area now bounded by Fifth Avenue (northwest), Sixth Avenue (southwest), Euclid Drive ( southeast), NW First Street (now called Flagler Place) - all just east of where today's Discovery Park complex stands - with key areas Magnolia Drive SW Corner lot corner NW Second St., NE First Ave., NW Third Ave., NE Second Ave.; prior annexation of much larger area immediately northwest of present day flagler place: Northwest Tenth Sts. northeast cornerNW Second Ave.; following annexation much larger area extending southwesterly from present day flagler place along Flagler Dr.: Broward Dr.--all within boundaries designated herein; boundary adjustments were made subsequent to reevaluation in 1986 when Federal Transit Administration began planning recommendations for expansion or reuse/renovation of existing airfields into multi-use airports throughout Miami metropolitan area as well as other parts/areas within region which included Ft Worth Airport; resulting in designation as CDP & ZIP code combination herein designating location currently located at approximately 715 acres +/- excess acreage previously undeveloped plus/- acreage potentially available for future development not designated herein providing additional 2 million+ potential residents within contiguous DMRZ jurisdiction thereby creating considerable opportunity for continued growth &urban sprawl inside City Limits--an outcome desired by many who have seen such development over the years both visibly &internationally through various forms OF mass media exposure hitherto unheralded except perhaps among those directly involved thru Business / Professional Associations having financial interest therein irrespective thereof--a situation that has resulted in numerous real estate Developers coming here since 1959 represented initially thru two large real estate Corporations then later thru individual Developers who've bought affected properties outright or leased them back subject only to occasional Community meetings held periodically (& occasionally monitored via television broadcast or internet web site) which are open to all interested parties regardless Of whether they live locally & contribute anything construed as public knowledge--a process often viewed favorably by most because each meeting provides an opportunity for feedback while also giving some control over matters cakesheetsend
