Midtown continued receiving mail until 1893 when Houston moved its main business district to downtown making Midtown an agricultural center again. By 1900 pearland had only 7 residents living in what is now Midtown/Pearland

In 1865, J.B Hines leased 4,000 acres (1 km2) near present-day downtown Pearland from William Aikens for $1 an acre ($50 per hectare). This led to growth in pearling industry around Brazoria Bayou as shipping containers were delivered fresh water to pearl farms along Bolivar Peninsula near Fort Bend County

In 1901, Pearland became an incorporated city with its own government. The city experienced heavy growth during the years following World War II, and by 1960 it had reached its peak population size of over 30,000 people. However, Pearland's economic decline began to take hold during the late 1990s and early 2000s due to factors such as falling oil prices and aggressive competition from nearby Houston. As a result of these difficulties, the city's population decreased from 38,362 in 2010 to 34,898 in 2016.
